I've been driving for dollars, writing down the addresses of distressed properties - the ones that stick out like a sore thumb within a neighborhood of nice/really nice houses.

I get home and look them each up on zillow and then on the county's audit wesbite. I'm finding some of these places belong to, what looks like, investors. The owner name is such-and-such LLC, and often times they bought the property a year or two ago.

Can someone explain why an investor would buy a property and then just let it sit and be vacant (they seem vacant) and not do anything with the home? All these other houses look so nice and I don't understand why someone would invest/buy a property and NOT flip it or fix it up and rent it, etc.

I don't want to reach out to those "owners" because there's no way they'd want to sell it at a low price. What are they doing?

@Randall Alan Wow you really have become knowledgeable in this area! Even without being a lawyer.

Yes, my boyfriend is absolutely going to call his bank and ask for an extention. Little tricky because he's supposed to be living in the house as part of the "homestead".. so he might have to get honest about the situation and risk getting a fine or something for renting out the property.

Yep, the rental agreement was a short one and ended March 31, and after that there are no verbal or written documents allowing his occupancy. So, I do think my boyfriend's lawyer is very confident about the case. It's just a matter of figuring out how to prevent him from continuing to file for BK. I know through my boyfriend's lawyer that she was able to see on public record now that the irs is after him for hundreds of thousands of dollars he owes in taxes, so this guy is definitely more savvy than a typical renter. And at this point, he hasn't been a renter for almost a year.. just squatting professionally.

I'm hoping the BK court sees he is filing in bad faith and it'll just get thrown out if he does it a third time. He starts the process but doesn't actually complete the BK filing. It's such a mess, you're right. Definitely "blows" as you said.

I don't want to bother real estate attorneys but man I'd really like to see if they have any additional insight!

@Kim Meredith Hampton Thank you so much for the connection! Yes, I believe the moratorium in Florida has now been lifted so this guy cannot use Covid as an excuse once it's back in civil court.  I believe he's using an attorney who deals with evictions. I'd love to connect with others to find more info, yes!

Does anyone have any experience or knowledge about how to get rid of a professional tennant?

My boyfriend owns a house in Tampa, FL. He's owned it since Jan 2017. When my boyfriend put it on the market, this guy wanted to buy it but through the two real estate agents, they negotiated that he would move in on a short-term rental agreement with the intention of buying afterward. This guy put $20,000 into my boyfriends account as a "trust me I'll buy your house" kind of move and it was to be applied to the home price, IF he bought it. It was also non-refundable if he didn't buy.

Well, the rental agreement ended on March 2020 and this guy stopped paying rent, and has refused to leave. My boyfriend has been in a lawsuit trying to evict this guy since June. The last two times my boyfriend's lawyer set up a civil court date, the guy started to file for bankruptcy THE DAY BEFORE the court date. TWICE. Both times it gave the guy a 30 day stay on the property.. pushing back any possible civil court date.

The next court date is March 11, and I'm so worried this guy is going to pull the same filing for bankruptcy.. since people can do this over and over, unlimited times.

My boyfriend's mortgage is going to kick back in again in 30 days (it was pushed back because of covid) and now we're worried because we can't afford that 2,000 mortgage AND our rent here in south florida.. and we can't move into his house because the guy is still living there.

Does anyone have any advice? Have you seen this play out before? What can we (or my boyfriend's lawyer) possible do to stop this guy from constantly filing bankruptcy in order to keep living there for free?

My boyfriend's worried that the worst-case scenario is the bank will repossess his house..

I heard about the Airbnb thing with COVID and it was a real shame. Sounds like you came out strong and in good standing though - that’s admirable!! Smart moves. 

Cool! Well, good to know you’re in my corner here in FLL. It IS growing fast, how crazy right? Listings are showing one high price and what the property was previously bought for and the difference is absolutely insane.

Hey Anthony,

I figured I would reach out and see if you're still actively looking for your first flip here in SoFlo. I live in Fort Lauderdale and do interior painting on the side, as a skilled/fun job. I've been using TaskRabbit as a platform, and since I'm interested in flipping homes down the line after getting 3-4 multifamily homes under my belt, I want to collaborate with flippers in South Florida. I know you're looking for contractors, and perhaps you may only be looking for builders rather than painters. But, if you do find your first home to flip come April 1, I'd love to connect and be your interior painter. 

Good luck finding your flip! I've been looking and I can definitely say - there are lots of places that are distressed and in need of flipping. Unfortunately, a lot of them are in some neighborhoods where most of the houses in the area are looking pretty beat up, so the ARV may not be as high as you'd like and maybe they aren't deals, but I can tell you that from driving around in some NICE neighborhoods I have spotted a number of houses that may have motivated sellers - could be good deals.

Hey Tim! I searched on BP for flippers in Fort Lauderdale specifically and figured we could connect if you're interested. I live in Fort Lauderdale and would like to flip homes down the road, after I have a handful of investment properties (I'd like to focus on mutli-family). Are you still investing and flipping?

I've been doing interior painting along the coast from FLL up to West Palm Beach and I'd really like to merge the two together.. by working WITH flippers on their projects doing interior painting.. and of course, networking.
