@Andrew Cox, I used Shawn LeBlanc, referred by Tyler Soulierre who I heard on a podcast talking about the Windsor market. Reading your comments above I found Scott Innocente on here after I enlisted Shawn's help. Scott is very informative in this forum, I like him too. 
I'm looking to get $1500 for rent after we finish everything. This house is in the Sandwich neighbourhood. It sounds like you have a good system in place to help you with your investments, well done.

@Andrew Cox we are pretty excited about Windsor, moving into the SF house we just purchased and will 'BRRRR' it. It appears everything there is selling by way of accepting offers on a certain date which creates the frenzy. We went after this 2 bed, 1 bath house, unfinished basement, asking $140K but put in the offer at $175K and got it by $2K. It's aggressive indeed. We have a great realtor who knows how things work if you need someone. He knows the market inside out and works with investors. We needed a place quick as we sold our current home, closing within a 4 week period, he got it done for us like a champ.
Where are you located? If in or near Windsor it would be great to meet you and other investors. Have you looked at Detroit? I'm curious about that market too after listening to the BP podcast May 22 with Ashley Hamilton. Things are turning around in Detroit too.

Just purchased a property in Windsor. Hot market yet still very affordable. Planning on finding more deals there.

@Roy Cleeves. TD told me they won't insure someone who wants to make a business out of real estate investing. I was disappointed.
