When we bought our condo in new haven for  $111k, we paid about $3500 in closing costs. Which is pretty much on part with the other posts of about 3%.

I'd end my buyer contract with him based on falsified information provided during the course of the real estate transaction.

Are you a licensed real estate agent? If so, this would be considered a net listing and is illegal. If you're not a licensed agent and are doing a wholesale deal, then you'd draw the purchase contract with the seller for $328k. You'll assign the contract to your end buyer for $350k. That's how you'd get the difference as an "assignment fee".

I'd recommend @MelissaGittens. She's an experienced broker and property manager in that area.
