@Rob Myers good suggestion! I would prefer to wait until next spring so I can get it rented asap. How can I find out whether the roof will last until then and not cause any damage to the interior? I simply know the roof is about 20 years old.

@Dawn Anastasi Thanks! Looks like gutters need to be replaced too - seem very rusty. That helps me enough to progress to the next evaluation of this property. Hoping it all works out!

Hey BP Fam!

Looking at a SFH in Milwaukee that has a ~20 year old roof. 1080 SQF Cape Cod. Any very rough estimates for a roof? I'll find a contractor soon but want to get a rough idea of numbers before moving forward. Haven't had to deal with a roof yet in my other properties :)

@John Thedford Ok - will ask for copy of contract. No ARV claims - I've run my own numbers. Reputable company where I live, so I'm not too concerned. Will naturally ensure I protect myself though.
