Has the OP investigated a reverse mortgage to help his parents in retirement?  Myths abound about them, so be sure to seek the input of an experienced mortgage broker (such as myself) to explain them to you.

Ahh, thanks, Minh.  I'm really looking for discussion about Bruce Norris and his latest analysis titled "2% Interest, $40 Trillion in Debt, and Other Surprise Endings" for which he charges nearly $400.   Did anyone here actually buy this report?

Minh Le, you have twice mentioned "J.M." in different threads about Bruce Norris.  I can't locate the thread(s).  Who is "J.M." and where are the threads you have referenced?  Can you post the links here?

If you need to be kicked in the keister every day, The 10X Rule is the way to do it.  I wish I had just downloaded this book free from YouTube instead of paying $49 to listen to his 4-hour self-promotion live webinar.  Hey, he's a salesperson; I guess he can't help himself. However, I just went to YouTube to find the link to the full book for the purpose of posting it here but it's been removed.  I guess Grant keeps an eye on that and files a copyright violation claim every time he sees it uploaded to YouTube.  You can get the audio version for $20 at Amazon.

I did attend Anthony Chara's boot camp. It was far more realistic than, say, Dave Lindahl or Lance Edwards--who tend to portray buying apartment buildings as being as easy as falling off a log. After the boot camp, Anthony divided the attendees into groups within which we completed homework for six weeks, the results of which were discussed each following week. (Many in the groups didn't do the homework or quit altogether.) Anthony's techniques obviously work, but I'm not sure you couldn't learn the strategies (map out time to research, then research the metrics of the areas you wish to buy in, call local brokers, establish rapport, find apartment buildings at a fair price, go out and raise the money to purchase them, and manage your properties) from a book on Amazon such as "The Complete Guide to Buying and Selling Apartment Buildings." In fact, NONE of these workshop leaders tell you anything you couldn't get from a good book for a fraction of the cost or right here for free at Bigger Pockets.

Jason, you are mistaken.  The CA Bureau of Real Estate doesn't deny licensure for misdemeanors; only (possibly) felonies.

2. Q - Does CalBRE automatically deny the issuance of a license to an applicant with a criminal record? A - CalBRE may deny the issuance of a license to an applicant if he or she has been convicted of a substantially related crime. The same applies to the issuance of a license to a corporation, if an officer, director, or person owning or controlling 10 percent or more of the corporation’s stock has been convicted of a substantially related crime. CalBRE uses Criteria of Substantial Relationship to determine if a crime is substantially related to the qualifications, functions, and duties of a real estate licensee. As part of the CalBRE’s background investigation of applicants, the Bureau reviews all applicants’ criminal histories and determines if the applicant has committed any substantially related crime(s) which would serve as a basis for denial of the license. Additionally, pursuant to Section 485 of the Business and Professions Code, the bureau may deny an application for a license without first filing a Statement of Issues. However, when this occurs the applicant has 60 days from the date of the denial to request a hearing to contest the bureau’s denial.
