Hey all you Real Estate Pros - Happy Friday!
Wanted to see if anyone has experience/where you get Seller Disclosure forms? I live in Colorado and am selling an investment property FSBO, so looking for resources for seller disclosure forms/Lead Based Paint disclosures. Wondering if anyone has used online resources and which ones?
I do have a real estate lawyer contact I can reach out to, but I've sold several investments in the past few years (with realtors) and the forms are pretty standard, so figured I'd ask!
Any insight would be greatly appreciated - Happy Friday!!!

Oh, you are going to LOVE Colorado!
My husband and I live near old town Arvada - a great area a bit west of Denver, with a light rail, great down-town area, plus city is only 15-20 minutes away, depending on where you're going. We actually have a house for sale (6482 Zephyr street, 80004) FSBO - check it out if ya want, no pressure! It is within walking distance of Old Town though!)
We move here from Philly 6 years ago and live about 2 blocks from said property - love the area! Reach out with any questions - beyond just questions about the house.

Hey all you fabulous women!
I'm in the real estate game /co-owner of a real instate investment company with my husband - and do all the marketing, book-keeping, front the $$, do a lot of the demo, cleaning, grunt work, and help with design/staging - basically the brains behind the operation (Mike does a lot of the work!). Plus in school for my real estate license, so I can sell our investments. Plus have a full-time job.
Dang, that's probably why more women don't post here....they're too busy with all the things! Teasing of course - the people (men & women) on BP are awesome! I'm relatively new-er to this platform.

I can definitely relate to this - my family reacts the same, or they just avoid the topic! Let's be honest, most people will only buy a few homes in there life, so you have the mental state that they are MAJOR purchases. And they are! BUT, if you're looking from an investors' perspective, it can be one of the most profitable return for your investment out there. There is a lot of fear around that though....the play it safe route wouldn't recommend that, because it's 'off the beaten path' and not the 'normal' way.
Fear drives most people....at least that's been my experience, so I'd recommend you keep on keepin' on.....do the research, get a good CPA (can't recommend that enough), know the numbers and save feverishly for when things go wrong....and take calculated risks!

Hey @Russell Brazil - yes, I'm wondering about that angle as well - if ethics would come into play (being partial) - and dang, didn't even think of the insurance end of things - yet another added cost to the RE side of things. Thanks for commenting!!
And curious, what's been the biggest surprise/unknown you've had to deal with becoming an agent from an investor? Good and bad? If you're willing to share/DM me too. Greatly appreciate this community!!!

@James Carlson - awesome, would definitely like to keep in touch to see your experience. It's exciting and overwhelming at the same time! We've typically gotten our properties ourselves, via Whole Saler's, and are in a good cash position to do so, but want access to MLS as well. And hey, I'll take any guidance I can get - especially on the selling side (as I've not done one of those myself yet!)

Looking for your experience, advice, agencies that deal with investors in pursuit of their RE License!
My story....
Have a small RE investment company that buys, rehabs, flips (now getting into the rental game) and have worked with a few agents over the years (Your Castle Realty, InMotion Group Properties). With the business goals (plus wanting to cut costs on sale of properties) made sense to get my RE license. I'm in the process of that currently. My hubs and I run the company and sell/flip on average 2 houses a year (he does a lot of the work himself/manages the projects) - looking for agents with experience on the investing side, turned RE. A few specific questions:
- 1. Any advice in finding an agency that may be geared towards investors who want to sell their own houses, not necessarily become a full blown agent?
- 2. Any specific advice for those out there who have done this/not done this route?
- 3. Any agents out there in the Denver metro area who may need an assistant? Hate to throw a blanket request out there - I'll be personally reaching out to agencies as well.
Am all over the information on the forums here, want to attend some upcoming events around Denver in the New Year, and am all ears for learning. Really appreciate this community and all it's members! Thanks in advance - cheers!!!
