Sounds like a solid plan. But instead of waiting to find and hold jobs in Cleveland for a few months before purchasing, have you considered analyzing and purchasing your first property while you still have your $90k jobs in Hawaii? That established W2 income should easily get pre-approved and can avoid wasting money on a 6-month lease. Just a thought.

Do both of you currently have jobs here in Hawaii? Why not connect with a realtor in Washington and purchase the home prior to your move while you still have W2 income to qualify for the FHA loan?

I will be relocating to Kihei, Maui within the next couple of months to manage a large construction project. I hope to make it out to a meetup while I'm there! And if anyone knows of any ohana units or rental condos / aparments that are available for long term rental, please let me know as I will be looking for a place to stay for the duration of the project. If you don't mind the pay cut, I would try to land a job as a Project Manager for a general contractor. This would help you learn how to deal with and manage subcontractors in your investing ventures. It will also give you the opportunity to grow your network as you will be dealing with owners/developers, architects/engineers, and skilled labor on a daily basis. You will learn to read drawings, specifications, spot potential issues, and estimate work.
