Multiple offers, would be based on the location. I had that problem on making offers in the Austin area, but not at all in Warrensville Heights, Birmingham, or Dallas, Georgia.

Some properties are only available to investors.

Douglasville, Fairburn, Grayson, Dallas, Fayetteville, Powder Springs, and McDonough are some good areas near Atlanta. 

I have a house myself in the Sudie area near Dallas that I got for $107,000. Over 1,400 sq ft. 4 bed 3 bath, garage built 1986. worth $125,000 today. Rent at $995.

Oh yes sir, I always have at least $10,000 in reserve. Bought a split level in Pinson, Alabama a couple of years back for $70,000 where the previous owner just put a metal roof on. 40 year life expected for that roof. Love finding metal roof homes where the roofs will out live me ha-ha

Got a property in Warrensville Heights, Ohio myself, cash flowing over $360. 

Love the Cleveland area, looking at buying another property in the form of a bungalow in Willowick.

I should be able to retire in 6 years (with 12 properties <my goal>) at age 52.
