Sounds like a plan Mark, good luck in your new venture, Birmingham is a great place to be.

I have one property myself in the Birmingham area, in Pinson. 

It's a split level that I got for $70,000; 3 bed 2 bath $875 a month and I have a company run it as I am in Texas. 

Love those low Alabama property taxes!

$995 1,448 sq ft 4 bed 2 bath. Dallas, Georgia 

Median rent is $1,100 in this area, and it rented out the first week on the market.

Had one of my properties posted with the incorrect square footage and as a 3 bed instead of a 4 bed. I just e-mailed my PM and it was corrected the same day.

Hey Joe, 

I'm originally from Daingerfield, Texas, born and raised in the Ark-La-Tex area you are talking about. Northeast Texas is one of the poorest regions in Texas which is a reason it hasn't changed much through the years like other parts of the state.

We live in central Texas now but drive back to visit my folks annually and we always go through Tyler, Gilmer, and Big Sandy. We always see a ton of properties for sale that sit for years and some are rental properties that never rent. 

But that is not Longview or Kilgore which are growing in population.

Longview is booming, about 82,000 people, watched it grow since the 1970s and Kilgore has been seeing growth from the resent oilfield boom to about 15,000 people (+32.3% increase since 2000) One of the highest population growth areas in the region. Nearby Hallsville as well is growing.

KILGORE

Median Household income $58,751

Median gross rent $750

Cost of Living 82.6 (U.S. Average 100)

Gladewater on the other hand has seen a dip in their population and now has about 6,400 people and appears to be declining. Just not much there in terms of business (unless you are into antiques shops) 

I'd do Kilgore in rentals before I'd do Gladewater just to test the waters. 

Kilgore has businesses such as Halliburton (oil field services) among many other oil field service business, Kilgore College, SATCOM, Orgill Inc. and many others, that people are coming to town for and will need homes.

My wife and I couldn't pull any deals in the Austin area with the bidding wars and property taxes so we went out of state.

Josh, I got a provider that handles the Atlanta area. If interested message me and I'll give you his contact info. Helped me acquire a property in Sudie area near Dallas, GA. Rented out the first week I put it on the market, cash flowing over $300 on it. Got it for $107,000 worth $127,000.

I cashed out of the stock market myself a few years back to start up my investment property portfolio, as I just grew tired of the unpredictable volatility game that comes with making money based on what everybody else does in the stock market aka out of my control.

My money is doing so much more for me now in real estate, growing in more ways than one, under more my control with the ability to move it with more ease minus fees and penalties.

Of course I'm not totally out of the stock market, as I still have money invested in some mutual funds through my employer and a HSA account. But again like I said that is out of my control as I can't touch that money until after I resign my employment, which I plan to do in less than 6 years when I hit my early 50's and my primary residential house is scheduled to be paid off.
