A REIT may pay out a quarterly dividend that you will more than likely reinvest back into the stock market, while an income property will pay out in monthly cash flow, not to mention equity capture, appreciation, principle pay down, tax advantages (1031 tax exchange) etc.

Yes, the new SunTrust Park Stadium, Mercedes' new U.S. headquarters, NCR, and tons of corporate relocating to the metro area.

Atlanta is just on fire (but in a good way) with construction up 8% the last several months with new development in the Midtown, West Atlanta and Buckhead submarkets. 

CONSTRUCTION

20,900 single-family permits (up 17% from last year)

12,400 units in multifamily permits (up 37% from last year)

Makes the suburbs very attractive to investors as well.

Looking at comparables on HotPads you don't seem to be below market on your rent. 

It's just that time of year when people who are looking to relocate decide to start, as the school year is coming to an end. 

Ive got a house that just went vacant in Warrensville Heights, OH. 1,500 plus sq ft 4 bed 1.5 bath garage rent $950 from $920 and I'm confident that it will go fast based on the activity I've been tracking in that area.

Closing on another house in Mentor, OH. June 5th and it is 1,100 plus sq ft 3 bed 1.5 bath rent will be $995 (area median rent is $1,023) also in a very desirable area as there are no vacancies at the present time. I was tracking the only vacancy two days ago, it was a smaller unit and they were asking $900. It went in less than a week. 

They could have gotten more in my opinion due to low supply in a high demand area such as Mentor Headlands Park where it is located. The area is only about 14% rentals with about 861 households, while the rest are homeowners.

Household rent affordability in the area is 61% at about $1,100 and 86.4% above $700.

I agree with Cleveland, it is the best performing property of my 3, getting another one in June. Love working with HU and their info as well.

I've had one property for the last year in the Cleveland area (Warrensville Heights). 

My family lives in Texas so I have a property management firm in place. 

The house was already tenanted as we purchased the property from another investor, and they were perfect tenants, rent always paid on time ($920) and the house was well maintained. 

But unfortunately they fell on hard times and gave notice and the house just went vacant at the end of April. Everything went very smoothly.

Increasing the rent to $950 a month on the new lease and praying for tenants like them. 

I'm also in the process of buying another house in the Cleveland area, up in Mentor. 

We close in early June.
