would HML usally be willing to facilitate a wholesale just for a transactional funding purposes ? Seem like it would be hard to make a decent spread considering their rates. Just a newb question

Ned Carey The LLC would be for wholesaling properties, but like you said I'm just starting out so i was maybe going to get a deal or two done before spending the money on that ( tight budget hours got cut at my job )
The name i was thinking of for the LLC was just an idea i was having a hard time nailing down a name that i really liked and wasn't too long that marketed to my area. Central florida is the area and i was afraid to use orlando as that might tight cast me to just orlando and not the surrounding areas

The purpose of my website was going to be to try to capture the leads of motivated sellers that might not want to call at first. I am looking at buying a list from Listsource and sending out postcards and i thought it would be a good idea to have as many methods for a person to be able to contact me. Call, text, email, website etc. I planned on also marketing on craigslist and possibly bandit signs. My initial marketing campaign was going to be to out of state owners and pre foreclosures within a certain price range. This website was not going to my main site simply a site to try to capture as many seller leads as possible. My company website would come next.

Sam Craven what was your initial response rate with your direct mail if you know off hand ? Did you use postcards or letters ? Sorry dont mean to thread jack

love the thread and look forward to reading about your progress, but as a newb i want to ask Brian Lane why not have a website for sellers that might not call, but might enter information in the website ? Is the train of thought that if they aren't going to call they are not motivated enough ?

Im just starting out and haven't even registered a LLC yet, but im in the process of figuring out i should go with for Wholesaling and eventually rehabbing in the Orlando market and surrounding towns.

and im looking to start out with a PC campaign and thought a good website would help with capturing more leads. This will not be my main website for buyers and investors down the line.

Hey i was just wondering if any of the Orlando and surrounding cites had any BP members that might be interested in a small meet and greet. Im a newb at wholesaling just starting out and would love to chat and share ideas with others in the area. Maybe at a Starbucks near downtown or even a bar. Just looking to network and pick some brains. The REI is only once a month so this might help fill the gap
