@ned yea it's a little wordy that's what I'm looking to cut down on and just get a better understanding. I'm having a little trouble with the timeline as far as inspection, earnest money, closing and etc . I thought it seemed like a good contract, but it does confuse me a little. Hey i downloaded one of the contracts from the file place and I'm in the process of going over it to change little things. I have yet to do a deal yet so getting my contract right would go a long way as far as me being confident. Some of the language is a little funny still to me. Can anyone help break it down a little more please ??
3. PURCHASE PRICE. The purchase price for the Property to be paid in cash by Buyer shall be $_________________ subject to adjustment as hereinafter provided (“Purchase Price”). Buyer shall deliver to Seller within 2 days following the Effective Date the amount of $50.00 as non-refundable consideration for this Agreement.
4. TITLE, SURVEY AND DISCLOSURES. Within four (4) days following the Effective Date, Seller at its expense shall have delivered to Buyer (i) a current commitment for an owner’s title policy, together with copies of all exceptions, in the amount of the Purchase Price (issuing company located in the county of the Property is herein the “Title Company”), (ii) the most current survey of the Property to which Seller has access and (iii) written disclosure of any and all defects and/or lease(s) affecting the Property of which Seller is or should be aware (all of the foregoing items to be delivered by Seller are herein the “Documents”). Buyer may make such inquiries of current mortgagee(s) of the Property as Buyer may determine appropriate and Seller shall cooperate therewith.
5. INSPECTION. Seller or its representative shall make available to Buyer, its inspectors, contractors and/or assigns reasonable access to the Property up to consummation of the sale. Closing of this purchase is subject for all purposes hereof to Buyer’s approval of the condition of the Property and title in Buyer’s sole discretion. Buyer shall notify Seller in writing within fifteen (15) days following Buyer’s receipt of all Documents that Buyer has approved the purchase (the “Firm Date”) or this Agreement shall automatically terminate.
6. EARNEST MONEY. On the Firm Date Buyer shall deposit with the Title Company the amount of $__________ as “Earnest Money” for Buyer’s obligations hereunder. In the event (i) Seller Fails for any reason to close this purchase and/or (ii) the Property is damaged by any peril the Earnest Money shall be immediately refunded to Buyer. Agreement may be recorded of public record.

Hey whats the best place to get a Wordpress theme nothing too fancy to capture some possible seller leads. Im looking to market it on CL mostly and on some business cards. Im thinking that maybe 2-3 pages would be all i would need to explain myself and what im trying to do. Any help would be appreciated !!!

Louise Whidby like most people here they will tell you, if the deal makes sense buyers will want it and if you have done your due diligence have no fear. If i was you i would get it under contract and market it to your list, but if they don't come through. I was market it like crazy. Bandit signs, CL, back page, your local REI, search the county records for investors in that area that own multiple properties in the area. Just my two cents, but you will never learn if you dont try.

Im about to buy my first list and yes i will be writing all the letter by hand with the help of a friend. I want to try to obviously build the best list possible so can you guy critic mine
im using one zip code at a time
80-100 % equity i can only afford a small list to start
30k + equity
Absentee owner
2-5 bedroom nothing too big
1-3 bathroom again nothing too big
I didnt do much with the mortgage should I ?
should i spread it out across a few zip codes
I was looking to buy about 500-600 to spread out over a month and mail this list at least 3 times
Any thing im missing ??

Im just starting out writing some letters and trying to contact owners. Im curious what are some of the response rates your selling from YL or cold calling the owners. Are you speaking with neighbors at all ? Do you leave a note on the door ? What are your signs to stay away from a house you think might be vacant ? I also heard a strategy that adding a P.S. at the bottom saying "did you know if your home has been vacant for over 60 days your insurance will not cover you" helped add a sense of urgency ?
