Hey spoke to a seller today from Orlando and the numbers seemed good at first . He failed to mention it was part of a duplex. How can i figure the comps for this ? Its rented right now for 850 and the ball park figure he gave me for the property was 39k. I have heard of people wholesaling properties that are rented to buy and hold investors using a different formula to see if it makes sense. After i churched the number just off of the rental rate and taxes, vacancy and insurance the ROI was over 13%, i figured after my fee and improvements to the property the total investment would be 55k and thats on the high side for the area. What are some ideas about how to approach this

I don't have it under contract, I just wanted to get some input going forward. I mailed the owner a letter and am going to try to get ahold of him the house was all boarded up

I was thinking it wa termite thing and insurance being higher makes sense. I'm trying to wholesale the property, any kind of rule of thumb as far as how much they get discounted ? As a wholesaler would it be in my best intest with this kind of property to maybe spend the money for a termite inspection, just so the word wood frame doesn't scare most people off

Hey

i was driving for dollars in Orlando and while researching a property i noticed it was a wood frame construction rather than the typical cinder block. I wanted to know from the Florida investors or Wholesalers what has been your experience with wood frame homes and trying to sell them ?

Does it knock down your purchase price ?

Extra inspection cost ?

The only reason i really ask is because a recall hearing an investor once mention they would never buy wood frame homes and another just not being crazy about them. At the time i didn't think to ask, but now it has come up

Any feedback would be great
