Hey everyone i thought since its the new year, we start off on the right foot.

Me and @Nick G. want to organize a Orlando / Central Florida meet up

We are were thinking on 01/18/2014 a saturday at 2:00 pm we can have it at the

I had a good friend of mine that is living in the Dominican Republic and he recently acquired some empty lots at a super discount from a business partner of his that just needed cash to pay back taxes on other properties. He has asked me to see what i can do with them. Does anyone have any suggestions on locating investors that are looking for property out of the states? Any suggestions on evaluating the land itself ?

Seems to residential, it supposed to be near the Santo Domingo. i know i can find out what the rents are in the area, but I'm guessing the same rules we follow in the states don't apply there, so any suggestions would be great.

I know i ail have flexibility with the price because it is my friend that owns it, he's not really sure what it worth, just picked it up for cheap I'm sure.

I would look up the property the county tax collector website to see if you find any back taxes there. I also like to look up official court record and search the home owners name. Sometime you can find leans and etc against the property.Your not going to find everything, but it is a start.

As far as evaluating the property you need to go off of comparable sales. The home is only worth what the market dictates.

@James Peoples they have a mail merge feature on Click2Mail. try using the classic style. Their Beta system wasn't working for me last time i ordered and honestly i had to start over with classic. you just need to make sure your excel sheet is organized well to as you have no issues when you assign the merger fields. I had to call a few times to get it right, but they were very helpful to me. Make sure if you can to oder 1k post cards for a better price with them. I ordered 930+ and ended up paying like 43+ cents each, compared to about 35-39 cents. Plus google to find a coupon also. I believe i found a 10% off production cost, not postage.

I don't think the green is bad. I think its a good way to stand out from the other mail a bit more, but I would figure out a way to make it pop even more.

I think you need to admit to yourself that if you're bringing into question the color and wordiness then its something you can improve upon.

My big concern... what's your company called? Where's the website? Where's your email? Where's the phone number? You say "call me today." Well I can't if there is no number.

I've got my postcards a very simple black and yellow. There is a logo, company name, not too much wordiness, and I don't write so personally. My methodology with the postcards is to use them as a first contact upon which they can call me, email me, or check out my website. Once they respond, how ever that may be, then they get the details of how I work. My goal is to not waste my time with tire kickers but instead get those who are needing help selling their home yesterday. Its about making them reach out for the help. This also helps me avoid finding a deal that is only okay, putting it under contract, and then getting stuck with it because its not great. I want the great deals, not the okay ones.

And finally, one critique on your list criteria. Not sure if the costs change or not but I personally do equity versus years owned on the property because they could have refinanced.

I agree the card is too wordy, i do like green to stand out somewhat versus the yellow PC everyone uses.

I blurred my number and website to post on here. i do understand your point tho that a logo does build credibility and I'm going to work on that. I think I'm with you about just generating traffic. I guess i was thinking along the lines that since PC usually generate better leads i would just be specific to continue on with that. I didn't want anything to generic thinking i would get all those tire kickers, but its worth trying your approach for sure.

Always pick up your phone. If you have a team, i recommend setting up a google voice line for the mailers. You can then set google voice to ring multiple people at once. That way incase you are busy or do not have service a fellow team member can pick up. The reason the people called and left voicemails is because they were mildly interested. pick up your phone... the postcards are very very generic. Maybe consider something that makes them stand out aside from the bright green. just my .02 cents.

If you do it for 6 months straight you will get results. I currently spend approximately 3-5k in mailers a month right now and have seen results. But response rate is pretty low and lead qualities vary greatly by a little bit of luck.

I agree i wish i could answer live calls, but i do work solo and lets just saying i work for worse than a bean counter. I have to be at my desk a % of the day and that doesn't leave me much time to take calls. Last thing i want to do is cut off a possible lead.

When you say make them stand out do you think a glossy card ?

I have heard a few people against this

I also noticed your card is a bit wordy, as you alluded to in your post. You might want to make it a little more concise and to the point.

Other than that just keep it up. These things take a lot of patience because you may not get a deal on your first, second, or even third mailing. Persistence will pay off!

thanks for these tips. I'm going to shorten it up for sure and pro reading for sure. i guess i was just in a hurry to get some mail out there. I had set a date i wanted to have my mail out and i was slightly behind. Never again!!!
