Hey all Orlando / Central Florida BP'ers
I think everyone knows that anyone that has been successful in real estate has built some form of a team to work with. So why not start with other BP members. This will be the third meeting i will have been to and i want to try to have the best turn out possible. I asking any members interested in meeting to RSVP so we can get a head count and make arrangements.
I think topic of interest could be of use to everyone. I think "How to finance a deal" will be a good topic. We can all try to have a few questions in mind and throw them around and see if someone can help.

wow what an ordeal, stick it out tho something good hopefully will come from this. I have not had any experience with TK dealers, but do things like this happen often? Them just throwing tenants in the units just so they can charge turnkey pricing ? Was it just the area ?

This is going to sound obvious, but it all would boil down to know your market. Being familiar with the trends in your target market should help eliminate most tire kickers once you get a idea where their price is at. Also gauging the motivation will be another major tool i think you will hone over time and that will help you from wasting your time. Figuring out if they really need to sell VS just maybe selling will be huge if you ever plan to scale up imo. You might also need to come up with a system that works for you for evaluating a potential deal and stick with that. You can find yourself in a wormhole of information if you just end up going to every site looking for comps and rentals. Find out what works for your area and stick to your guns.
