Only real advice would be view the property yourself and have a solid scope of work. In sales we say buyers are liars, in real estate sellers are liars. I would never trust what a seller considers cosmetic. Plus once you view the property and have a solid scope of work and pictures maybe your list of buyers get narrowed down to the serious buyers. Less people to show. Just my 2 cents

Question for anyone that can chime in on this type of property. I know when talking about cap rates and such that usually applies to commercial apartments and someone would only pay based upon the NOI currently. Since this is a 4plex would the same rule apply ? Because if i understand the OP correctly one unit is under priced and two units are vacant and the other is a mystery. So would the current vacancy dictate the price to be based on what its currently bringing in ?

Thanks @John Cohen all by accident i happen to hear the podcast you did with @joefairless can't deny your work ethic.
I heard your from Queens, Im originally from Rosedale, not too far off.
Syndication really has started to interest me, for someone that has not done any deals in RE is it worth trying to put something like this to start off ? Or cut my teeth on something smaller and get a track record going ?
I would defiantly need to find a mentor to learn some different strategies

Also @Joe Fairlessdo you have a complete break down of every step of a process like this on your end. I don't really care for knowing your personal stake in something like this. Just so i can learn and hopefully structure something like this in the future. I believe i have a network that i can work with but understanding some of the minute details so when i do make a proposal i have all bases covered. Or can direct me where i can find one ?
