@Lauren R. did you end up going with climber ? I am starting sep 15th for the 6 day class. Sounds short but i got the book ahead of time and i will be done with itbefore i start the class and I'm planning on jumping right to test asap.

@Robert Griffin when do you plan on taking the state exam ? My plan is within few days after i pass the 63 hours course. I don't want to forget anything if possible.

Hey
Im in the process of studying the book now before i attend my 63 license hour class. Im looking to take the course and take the exam quickly after. I am thinking of giving myself a couple days after i pass the class exam before i attempt the state exam. I was just wondering if anyone has passed this exam recently and can offer any advice in general about it.

I would say it would depend greatly on the collections laws in your area, how likely it would be for you to to be able anything. Considering you they were your tenant, you have SSN, Bank Information if they paid with check, possible place of employment. So getting a judgment and garnishing wages might not be as far fetched as some might think. Collections law vary greatly according to the state of the debtor. Some state are debtor friendly and other are not. I would say look into it.
A lot of collection agency vary greatly also on what they will pay you up front for your judgment if you are looking to just sell it and get something rather than nothing. If they choose to work on a contingent basis, you collect only if they collect. I would advice you to be prepared to split all monies received. Which can be a lengthy process also. Overall my advice don't just forget about it.

@Ty Burns sound like good results so far, just curious how are you sticky being recived when you do make contact? Are they upset you were on their property? Is a neighbor that lives near by getting ahold of the owner? I have heard of people using stickys and having success, never tried it yet.

@Jay Hinrichs "take advantage" i wouldn't go that far, she seemed to know what she wanted out of the property and she go it. No reason to pay more than that point blank imo.

great results @Andrew Herrig with you list you said you were mailing to 1000 people per month. When you say round 3 your still targeting the same people or was it a larger list?
