Hey Bp,
I have a duplex i am looking in Lake County FL, its currently listed for sale from an investor about 45 minutes outside of Clermont, FL. It is in a good school zone and couldn't be any closer as its nearly across the street. It was bored up for a long time, then was sold in 2014, they put some work into it and was rented until Feb 2015. It has since been bored up, the county has several violation tagged on the property such as health hazards, sewer and overall poor workman ship. I called the code enforcement officer to get a better scope on the property. She informed me that not only are there violations that need to be fixed before it is certified for occupancy, but there is a $250 per day fine accruing since July 1. So right now we are about $24,500.
The listing says that they would reduce the price only based upon fixing the issues and such, but the owner has raised the price about 15k trying to offset the reduction. Besides trying to reduce the price based up the repairs, i think the main way to squeeze some value would be trying to settle with the city on the Code Violations. I want to know does anyone have a good rule of thumb when it comes to negotiations something like this ? When i asked the code enforcement about a possible reduction she mentioned i could petition for a reduction or wave the fines. How likely is that ? The property is also behind on taxes for 2 years.
They are currently asking about 145k for the duplex each side can rent for about 900 easy.
In an ideal world when i have a plan to attack these issues i want to propose this property to a mentor of mine and see if maybe we can partner on it.

Thanks so much for the input guys, seeing as i have low overhead now I am thinking i will give Uber a little shot and see what i can come up with networking hopefully. I also have some other small delivery things I'm trying so i can spend my time working and driving for dollars. So soon i will hang my license and let things really get rolling.

From my understanding it would behoove you to obviously practice full disclosure. So in my thinking since I also have my license I intend to be upfront that i am a realtor, but also a investor that i can make an offer to list your property if you wish or i can make you offer to purchase now as an investor. Like everyone said it might depend on your broker being comfortable you making money under their nose with nothing for them. Just my thoughts any broker want to chime in from Florida ?

Hey everyone,
I am currently between jobs, I want to make the transition to become a Realtor here in Orlando/ Central Florida. My question is what job do you feel helped you gain skills or experience before you started your career as a realtor. Im looking to possibly start off part time as the income is less than steady obviously, but i don't want to waste my time at a job that i can not leverage a skill or experience that will help me in the career path i want to travel down. I really would appreciate the help. I have been looking maybe for some BPO job or field inspection gigs just to kinda stay somewhat in the industry. BTW already have my license and i need to earn some income before things run smooth as a realtor.

@Bruno Greigfirst it might depend on what you plan on focusing on flips, buy and holds etc. Maybe owner financing or a sub 2 might be to your interest if you looking to just control and rent something. If you want to flip I'm sure you could use hard money. You have options just depends on what your immediate goal would happen to be. Kinda how they say if there is a will there is a way. Your strategy might depend on how you are sourcing your deals as well too. #JustMy2Cents

@Huy N. congrats, i like hows simple you kept it. I imagine when i get to a syndication type deal it will be of this sort. My questions are pertaining to the maintenance you eluded to on the inside? Just curious also that negotiation from 270k.. how did that go? All fixed up and preforming what do you think the ARV is ?
