My simple question what was the overall time from point of contact to closing deal ? Also how many man hours would you guess you put in ? Just curious

really open ended question, when it comes to finding MH deals. Would most of you say you are buying REO's or doing direct mailers ? I am just starting to get interested in this field, the low price point for entry is the winning ticket for me.

@David Hunter I plan to rock it :)

My approach will be to approach a timeshare more like a vacation saving club rather than just dumbing money into some that can't hardly ever be used. I will focus on the benefits that this company offers since this is a deeded timeshare versus selling a point system, so creates he most flexibility for an interested family. I want to focus on the benefits that are included in this location plus the money that can be saved staying at a resort versus a conventional hotel. 

To combat the high pressure sales picture everyone thinks of, i intended to be upfront about the presentation. That i will conduct a simple survey, and we will tour the property and from there we can discuss options as far what could fit into a families budget if they are interested. At the end of the day its a sales pitch and since i am working off their leads there is always going to be an element of salesmanship to it, but i will always try to be as upfront as possible and i will focus on the reputation of the company. :)

@Michael Jobe wow yea i wouldn't feel too comfortable doing all that as well. I shadowed a salesman with a family and it seemed much more straight forward.

Meant to add, if you find a quality one hold onto them. Becoming one of their go to clients defiantly has its benefits.

I would defiantly try to know where they are getting their properties from, i would mind the price and whatever they are making as long as the numbers work for you. I say ask where and i would google the address yourself just to see whats going on with the property. I have has other wholesaler trying to just mark up other homes there were already for sale on the web. 

Just run all your own number and be have handed to account for extra unforeseen problems. A wholesaler is almost always in a rush to make that sale, you are not. 

Im not knocking what a wholesaler does, but double check all their information,unfortunately there are several people that call themselves "wholesalers" and give that area of REI a very bad name.

Like the title says i just got my license here in Orlando, Florida last month and i am starting training to sell timeshares for Westgate resorts. Im pretty excited, i know a few people that have done really well doing it. So i guess I'm looking for any feedback, concerns or anyone that has experience selling them. I understand it a sales jobs and I'm completely fine with only commission and my mindset going in is that people will buy them regardless what people say bad or good about them, so why not buy them from me. I shadowed a sales person with a family and there seemed to be some benefits if your were interested in just taking a vacation every year. I kinda likened it a vacation saving club, similar to a christmas club.
