@Dennis Lanni what is your source for your leads to begin with, are you calling every code violation from a county? Or are you buying your list from list sites like ListSource.com?

I think a important question is what is your friends plan once he sells this house? Does he need cash for down payment on another house? Can he not afford the payments anymore ? Have you presented him with the idea of a "subject-to" ? What his motivation makes you say he's a motivated seller ?
