if its listed with a realtor you will have to pay realtor commission on that if i am not mistaken so you will have to figure that into your numbers.

@Aaron Powell if you are looking to wholesale this it sounds like you should advertise this a turnkey rental. With tenants in place and no repairs needed sounded perfect for a buy a hold investor if your not ready to purchase it yourself. Maybe focus more on the cash on cash return of this property as long term investment #justmy2cents

i had a lot of issues with a order i placed in November too, every situation with them is so different. My only advice would be to use the basic system instead of the "pro" or "beta" whatever their newer system is. They are pretty feeble with customer tech support to begin with so again use the basic they can help a little bit more with that system imo.

For a buy and hold maybe the potential rent in the area. Crunching some data conservatively to provide an idea of possible ROI on the property. Maybe improvements that can that can be made to increase the rents if a multi or family. Just my 2 cents @Lamont H.
