Has anyone has any success marketing to specific deed types? I was thinking that if i could market to people that have recorded for instance a personal representative deed and are absentee owners that its a good chance someone just came into a property and who knows maybe they might be in need to sell it ? Any thought on the strategy ?

As a wholesaler myself i always feel like someone is trying to wait in the wings to see if i cannot preform and just go behind my back. Are you getting that feeling ? I would feel iffy aswell if i didn't get some kind of feeling that they were actually trying to buy it. Have they seen the property? Negotiated a price? I would think if they have not preformed some kind of due diligence before asking to see YOUR contract, i might feel sketchy about their motives behind seeing it.

Hey I just booked my flight to Puerto Plata in DR. i wanted to hear what other peoples experiences have been visiting this country. I have a friend living in Cabarete and that where i am staying. I will be there for 5 days in April for my birthday. Anyone have any recommendations or just trip advice ?? This will be my first time traveling abroad. Im pretty excited and i hope the american dollar goes a long way while I'm over there.

I enjoyed my first angry VM so much I called him back hoping me would call me back again lol. I needed his information so I could remove him, but he never did so in sure he will be getting a letter from me pretty soon again.

@Joseph Montes as someone that has looked into a judgment business i would say it probably wouldn't be worth it. Most collections agencies will not take on a such a small judgement. Especially since it new, maybe a few years down the line it might be worth their time after some interest has accrued. A lawyer will not take it on again because it is too small. I would record the judgment against the person tho.
