i always thought i would gauge if they are really motivated over the phone and ask them what they need out of the house and i will do some research now that i have their information. Then i would pull comps and if their ballpark figure was within or near what my research came up with, then i would visit. I cant estimate repairs, but i plan on have a friend that has been around the construction field for 20 years come with me. If i don't use his i plan to get a contract off CL that offers free estimates and take him with me and in return id offer to recommend him to my end buyer. I was kinda in the school of thought that throwing out a ballpark could scare a few people off .... but im new and dont know

Paul Simpson Usually you only need two contracts. First one would be your purchase contract between you and the seller. Then as a wholesaler once you find your end buyer you would have them sign a assignment contract meaning your assigning your equitable interest in the property you have under contract. Thats if your doing just an assignment of contract its a little different of your doing a double closing to my understanding
When starting did you take someone with you to help with estimating repair cost ?
Did you take pictures and have them looked over before making an offer ?
I know everyone says to make have contract in hand and ready to make an offer asap, but just starting out i wouldn't want to shoot myself in the foot and offer too much to make a deal not end up working
Also when filing your paper work with your title company, if something comes up and the deal is off, who has to pay the title company for the work they have done so far ?
What kind of title work can we do on my own to try catch as much as possible to avoid issues ?

my stardegy so far was use Trilua heat maps to find zip codes that fit my idea of price, then i go to the tax assessor of the county and filter through the zip codes fitting my price. Then i rank the zip codes according to the most sales and out of the high ranking ones, i enter them in Listsource to build a big enough list. But hey I'm a newbie just trying this out. Im sure there could be a easier way

Brian L. great work so far, I'm curious though do you think you could reduce the amount of tire kickers by adjusting your YL maybe ?
Also how long are you typically spending the phone with each caller ?
