Hey Clay, I run the local REIA in those areas. They have been recent changes in some of those areas. Warren gave a great tip to google Mandeville with short term rental ordinance. Mandeville is the one with recent changes if I recall. Reach out if I can help in any way. Best of luck!

Joshua, this could be considered a corporate lease. We have done it before. We have used the normal lease but have named the owner/representative of the company on the lease and had them give us the info of all residents to include.

Hey there, stay diligent. I run a REIA on the Northshore, Steve K above runs one on the Southshore. We are both active investors but get to see others in our meetups share their stories as well. The deals are out there but require work. I personally buy direct to seller, from wholesalers, and from the MLS. I work all three of those options frequently. Get plugged into ways to stay in front of deals and know when to pull the trigger. Best of luck! Let me know if I can help in any way.

The Westbank Real Estate Investors meetup records their speakers. It's not quite the same as a virtual meetup but a good way to learn from active investors in the area. This is their YouTube channel

Hey Dave, I run a handful of meetups on the Northshore (Northsore REIA - 3 in Covington, Slidell, Hammond, and the 4th is for South Louisiana online via Zoom as a deal making virtual meetup) and I attend a good bit in the area as they are a handful on the Southshore and some in Baton Rouge. I'm always looking to attend more too. I'm down to come. Just let me know. :)

I highly recommend getting into those meetups in your area to learn about the market, learning from and connecting with the experienced investors, finding deals or selling deals, as well as learning more about real estate investing there.
