Quite often it's both bad tenants and bad landlords/owners combined. Just because one's family has lived there for 3 generations doesn't mean one doesn't have to pay rent. But new owners shouldn't be allowed to evict paying tenants just so they can raise rents on stabilized apartments.

I wish you luck. I'm from Queens, but I do my searching in Nassau County. Queens and Brooklyn are cutthroat (and I wouldn't be surprised that sometimes it could be literally).

 Hello Peter. Sounds like you went to REALI meeting. I usually attend, but this month it conflicted with the Melville meeting. Usually they are one week apart. Maybe I'll see you there this month.

I'm still a customer of National Real Estate, and I'm still highly satisfied. You do have to stay on top of your investments. My leases had turned into month-to-month arrangements, so I contacted them entirely through the website (I prefer that over phone calls), had them re-up the lease with rent increases. I've only had one property turn since I've had them. I will use them again if I choose to invest in SFH in the Orlando region.

Personally, I don't feel you will get anything within an hour of the city in a safe neighborhood for $50K. I will look and ask some of my whisper listing contacts but it is doubtful. 

 You probably won't find anything in unsafe neighborhoods for that price. There is just too little supply and far too much demand.

REIANYC meets this Thursday, 11 Aug 2016, at TRYP Times Square South, 345 W. 35th Street, New York, NY at 6:00p. It's the annual game night (because August is usually a low turnout) and is always fun. This year they are switching from Cashflow 101 to Millionaire Maker. Price is at the bottom, I believe it is $10 more at the door. If that's not your cup of tea, you could try Queens 4th Real Estate Investors Networking Party, also on Thursday. Also, keep an eye to the board, as @Darren Sager hosts Bigger Pockets meetups in Manhattan.

Good luck. I don't know how it is up there in Rochester, but down here in NYC and LI, evictions starting once the cold weather hits are a pain. Courts would, generally, rather screw the landlord than risk a person or family homeless in the winter.
