Please read the Wisconsin way below. It's a landlord tenant guide directly from the state of Wisconsin. Anybody playing with rentals in Wisconsin should be reading this. compared to asking people people in a forum getting random answers from people that have never even been to Wisconsin.

Most importantly I would try to get financial info from the association and make sure they are well managed and ask about special assessments above the HOA fees. Many do not budget for capital expenditures.
Have you done many deals in Wisco? Certain counties many have some info in reference to recorded mortgages online but first the op needs to know what he's looking at. 2ndly, please forward me the names of the attorneys that are handing out this info. Besides the legal notice and opening bid.

Inventory is low, prices are high. Make sure you purchase your deals with a plan to weather the storm brewing.

Contact the agent. That is their job to accurately as possible describe the listing. If the stuff isn't listed there is usually a reason why. Make sure you are buying for cash flow in this market, not appreciation. Just my two cents.

Their podcast is pretty interesting and that link has some links to podcast episodes they've done about Belize..they do promote quite a bit and a lot's of ads compared to the BP podcast....but you can always fast forward of course..
They spend a lot of time talking about more macro economic events and things that can affect real estate too which is interesting...or maybe boring to some!
This is exactly what I was gonna post.

Paying the water bill can prevent the tenant from non payment and it being levied against your real estate on tax bill. Or just follow tenants bills close and be named as a 3rd party notice when bills are unpaid
