I am a Realtor (and investor) in Richmond and have 3 or 4 under contract in Eastern Henrico for an investor client of mine who will flip them. They were all purchased between $40,000 and $65,000. Will have ARV's of $120,000 to $140,000.

@Parker Stiles Yes. It is for my rental portfolio and I am only looking for one at this point. I am in Richmond, VA but would like to have one in that area. Open to the idea of more at a later date.

Any recommendations for a real estate agent who knows the North Charleston area and understands investments? Looking for a single family home. Up to $150,000.

I am a Realtor and investor and wanted to share how an investor got his offer accepted on one of my listings this week. The listing was a fixer upper and attracted 7 offers quickly. All of the offers were "as is". All but one gave the buyer the right to inspect within a short period and back out if they were not satisfied with their findings. One investor crafted his offer in such a way that he did not have that right. His offer was "as is where is" with absolutely no inspection contingency. His offer, even though $7,000 below the highest offer, was accepted because of this. Risky? Perhaps. Effective? You bet.

Thanks Russ! Not interested in the bottom of the available price range. Something that represents a step or two up from that and will positive cash flow with a 20% down payment and fits the above criteria. (And give me a rental to check on when I make trips to that area) Is there a zip code/ area that stands out as one I should watch?
