Thanks @Alex Deacon, I appreciate the response. So you set your postings and change the locks the day you are the winning bidder and put down your 10% (if it's vacant that is)? But you don't start your rehab until the deed is officially recorded, correct?

Hello...quick question on Pennsylvania Sheriff's sales. I've purchased at sheriff's sales before in various counties within Pennsylvania. Typically, if the house is vacant, I wait until I get the updated deed and then change locks and begin my rehab. I've heard others say that once I pay my 10% down payment at the sale, I have a vested interest and I can enter the property - also, there is no redemption period in PA. This doesn't sound correct to me, but it would be nice to get in and assess the job earlier then when the deed is recorded into my name. Does anyone have any experienced input on this matter?

Also, when do the home inspector's hired by the bank typically stop their regular check-ins after the property is sold? Just wondering in I'm going to walk into a jungle in the backyard by the time I get possession or if they take care of it along the way. Or if I could start setting that up on my own.

Thanks Percy N., thanks J Scott...I guess I better get my business out of the stone age. Just kept focusing on finding and flipping the properties, never gave the organization aspect enough commitment. Will start setting that up.

Hello BP! This question is for more experienced flippers and flippers...

I've been investing for 10+ years now (flips/buy and holds) and have switched to being a full time investor for about the last two years. Whenever I've done a flip I've always compiled all of my receipts/invoices, HUD1's (purchase/sale), tax docs, permits and any relevant info for that specific flip in a black binder labelled with the address of the property. I've always organized this way but it just feels like a very bulky and dated way of doing things. What have other flippers done to keep their flips organized? I appreciate any suggestions or ideas. Hey @Matt Avila...congrats on the successful flip! I flip and rent in the Lehigh Valley as well. As you may already know, the real estate market in our area is very competitive so I would suggest doing what you already have done - continue looking for off market deals (in addition to MLS).

If they were served, that means they are actually the owner and are just lying about it to scare away any potential buyers, correct?
