I use Cozy for all my properties. It’s great and free! The only thing is that you if you meet a certain transaction amount or dollar amount per property, Cozy send you out a 1099.

I agree with Rachel. People are looking for lower priced homes to buy. San Pedro is great, near the freeways and new development.

Yes I can see the automation taking over one day, but that wont deter from investors and first time home buyers from coming to San Pedro. San Pedro is the last frontier in the LA/South Bay area where there is a lot of development and still low barrier to entry to finding a decent priced home. Anywhere else in LA and your going to overpay. I feel like San Pedro is not known by other who live in LA. A lot of people that live in LA have never been to the Port. Once the old Ports O Call is built, more people will know about San Pedro.

It may deter the lender but depends on the situation and how good the deal is. Are you able to go 6 months without that rent income? If not then you need to reconsider. If so, you will still get your money in the end, the tenant is not free from paying his rent per the lease agreement. He just has more time to pay. As for the other unit, try and get it rented asap after closing, this is going to help you with the mortgage payments. You will have a month before paying your first mortgage payment. If you have to, lower the rent for vacant unit. Good luck.

Ask the lender if you can also suspend payments since you have justification with the tenant not paying rent.

They still want a second home with STR potential, so they are going to 1031 into a property in Temecula. More things to do and closer drive from LA.
