I’ve done all 3 of those things haha. Sadly. I’m just remodeling tho, it’s Carpeting and such waiting to get removed in a few weeks when I’m done

Well, when you know and work with landlords who have dozens and ME who owns 4 in the DMV....

- all these situations come up. Thousands of them.

Posting for my Brother In LAW....

- He has just collected 410.00 off of the tenants, she has major violations in the lease and she is STILL BEHIND by hundreds.... I was RECENTLY told on BP that it stops the eviction process so I told my BIN that. But come to find out, that’s not true. Not with the court agreement, they didn’t pay in full. They have to go. And they will now most likely be sued by my BROTHER in law...

- What are the immediate steps he should take for the eviction? When it is completed, should he be weary of retaliation? He owns also in urban Detroit area....

- What is the SMOOTHEST way to handle an eviction, especially after they just paid partial rent

I now own 4 rentals

Have owned them for awhile now

2 of the rentals, I have to constantly MEET the tenants for 400.00 dollars.. which is Only half the rent owed... then chase the other money down throughout the month

Same with the other tenant, at the other location. He pays when he feels like it. And it’s always in person, in cash.

How should I handle this?

Should I EVER chase money?

In the urban housing markets

Or should I ALWAYS make it imperative to have them electronically pay or deliver cash to a P.O. box

Mike, what taxes will I owe

- 3-4 desks and random items from an eviction cleanup... are sitting off to the side of house/yard ( I own the lot next to my rental house )

- Today I stepped out of my vehicle to get to work on updating the home again... and the moment I step out, the 68 year old neighbor, from 3 houses down, Yells me down to converse with her. She tells me about how they are having a meeting about the trash and ETC. I feel so isolated as I’m the SOLE white owner of a property on this street and it’s such FEW times that I KNOW, no one else would be getting “ B!tched “ at for it

- I am legally allowed to set things out in front of my house? Correct? Especially if someone may have use for it, like a desk... chairs. Wood. Metal.

- where do YOU place your things (trash or items) during the remodel process?

- I don’t have enough trash to economically pay for a dump, that’s a key factor in this post. Why pay for a dump when it was a full on tear out. Most things were just household items
