Thanks B for all you do...
For me Driving for Dollars (DD), Property Locators (Birddogs), Marketing to other Wholesalers, Cold-Calling, Code Violators (CV's), Absentee's, and Probates work for me. Don't work for me, Marketing to Realtors and Bandit Signs.
On my LO marketing, who different ball of wax...
But that's for me, my area, and kharma..Check and network with locals and they'll give you an idea what works in your part of the country...

If you got time, you can scrape it on your own using your local county clerk records. Don't require expert knowledge just what you're looking for exactly, common sense to correlate your search to the types of homes you'll be targeting, and time...
You can use a paid scraper if you have the money, absolutely, but me, I 1st like to know how it's done before I outsource it to a VA or third party. Stuff happens and if you're dependent on that 3rd party for all or a portion of your business you should know what they do before the disappear on you for what ever reason.

Yeah Miguel, it's like @Rachel H. says, it's depends on your personality, your area, and what works for you. Either way, be consistent with it and after a long enough time to honestly evaluate your marketing effort, either continue it or stop it, ie...green light/red light.
@Sharon Vornholt is an awesome source for wholesaling ideas and marketing.
Another very good source who is in Cali near you is @Brian Gibbons

Real Estate Problem Solver. Specializing in Wholesaling and Lease Option Purchases.
That's my bread and butter of what I invest in but from lease options in particular I can find different ways to solve the sellers problems and get them their full price in most cases. Don't have the time or interest right now to buy & hold. Definetly sometime in the future.

Paisan, don't sweat the LLC, get inventory, inventory, and more inventory...Maybe a DBA and some free starter business cards from VistaPrint, but work it, get some leads...once you get a deal or two done, then worry bout the big tickets items for this business...for now marketing = leads = inventory = buyers (they will come) = Khash....

See You There...You got the personality, drive, and communication skills to do well in LO's. That combined with John's training will reinforce the current success you're having and improve on it.
