If your interest in a RE License is to better have access to do comps then you might reconsider. Comps are not that hard using your County Tax Records, Zillow, and other RE search engines...Practice, Practice, Practice...You need some more guidance check with @John Jackson or @Brian Gibbons
Recently, for about 1 year or so, I have found the comps and info (especially on expired listings) I get from a friendly Realtor is junk so I'm more confident on my own comps...
Lastly, in some states if you have a RE License you limit your ability to market to some homes using some RE Investment strategies that are listed with other Realtors due to infringement laws preventing Realtors from so called pouching on other Realtors signed Clients/homes they have listed.

No service....what I do is pull probates, find the person's DOB, the older they died the better or consider only deaths of 62 yrs on up, going back bout 6 months, this will narrow ur field. They look for executor/executrix/point of contact. Also, while working these probates start a list of estate attorneys on file to market to them. Your field should be narrowed by then. Start your marketing campaign, be respectful of their loss, acknowledgeIit, and work it consistently. Here in Houston, TX we have RealAcquistions that can cully it for you but is pricey. You got something similar in PA and got the money you might want to use it. For the BEST Expert I know on Probates check out @sharonvornholt, follow her, her blog, and youtube videos.

For Realtor's go on YouTube for several videos on how to speak to Realtor's or google for scripts to speak to Realtor's, mix and match, add your own, and you're good. Main you need to keep in mind is that Realtor's want to get paid and anything they feel that can take away from that they are hesitant to participate in. Also, whatever you pay them they'll have to split with their Broker or give them a good cut.
As for Property Locators, aka, Bird-dogging, I find it best to do it on my own but check with @Sharon Vornholt for many good ideas on Bird-dogging and wholesaling in general.

@Sharon Vornholt is awesome...She is my Wholesale and Business Mentor. Her methods on targeting Probates are the best. She said she might come out with a book just on Wholesaling/Marketing Probates. Till the, keep reading her probates posts where ever you can find them, listen to her old podcasts and new ones, and check out her YouTube videos...
