I cosign what @Account Closed said. And keep in mind, that 15 days is kind of short if you don't have a buyer lined up. Unless its a killer deal, which I'm sure it is :-)

Try to be as detailed as possible, I might have something for you brother.
I think just because the seller isn't familiar with the contract doesn't mean find another contract. Apparently the seller is an investor as well. Try educating him on the contract and things behind it. Tell him, your buyers might move a little slower because of the size of the property. Ask about cherry picking the properties. Just keep it real with the seller. If he's motivated, he'll understand and want to continue on.

If you don't feel some type of way by your offer to them, then its not low enough. Keep screening the calls bro, that motivated seller is coming soon.

Never heard of credit trade lines but I know secured credit cards can help your credit score, if used properly of course.
