As a wholesaler, can I just pay a company to find out about the title and taxes and what not a property or is that only done with closing fees and what not? I feel stupid for asking this question :-(

So I was curious of any bad stories involving bandit signs… What are people so worried about the city officials for? Whats the worst that could happen?

I'm not saying this because I'm a big bad wolf or anything, I just don't know the consequences and I'm curious, thats all…

I agree with @Britt M. Or just change your voicemail on your phone, leave a message explaining your business, what you're looking for, and possibly a "due to a high volume in calls" you'll need them to leave a message so you can return there call. When you get off, get your notepad and pen ready. Screen the VMs, figure out which ones are worth your time and simply call them back when you have time. I'm pretty sure its not that serious to the point that you will not get a good deal if you call them back the following day or so.

Good morning.

I was thinking to myself today, do higher priced properties have a higher pay out?

For instance, you get a house under contract for $45k (A) compared to a house you get under contract for $17k (B). House (A) needs 15k in rehab and house (B) needs 43k rehab. Both would be 60k in and valued at 100k afterwards.

Just from your experiences, have you had bigger pay days from higher valued houses?

What's the AVERAGE contract price that you've gotten? Not your pay out, but the average sellers contracted price...

I hope this is worded well enough to understand, thanks in advanced.

@Dylan Grieve , welcome to BP! I currently stay in Goldsboro which is about 45 minutes away from Fayetteville. I'm going to start trying to virtual wholesale once I get back overseas and a partner with eyes on ground would be a great help. Hopefully we can talk sometimes and put these great minds to use!

I like keeping my questions simple, short, and straightforward...

When you first started wholesaling, did you market first or look for buyers first?
