Thanks all for all the replies. I have a call into the planner for the city and hopefully he will return it today. I do know that this area is under a sort of "revitalization" and there are tax credits and incentives for businesses to come in.

I'm sure I'll be back to ask more questions, and definitely to post updates. Thank you!

That's awesome that you got the first deal - what you gave up in dollar bills you clearly got in experience. I bet the next deal will seem like a breeze once you get it done compared to this. Props for hanging tough!

There are 2 parcels of land on the literal "Main Street" where I live that the owner has contacted me about off of a YL mailing. One is commercial and is essentially a parking "lot" at this point, the other is residential/commercial and has a SFH on it that he is renting out.

I know zippo about commercial property. I have some ideas about what this could be used for and I'm wondering if this dual type of zoning is a benefit or a hindrance . . . and whether it could allow me to offer more in terms of an offer than I would on a straight residential SFH flip or buy-and-hold.

Who out there have wholesaled a property like this and what would you recommend? Thanks in advance for your advice.

- welcome Emily! My husband worked for 6 months at the Oconee Power Plant when his company was bidding for a job over there in Seneca so I drove through Spartanburg several times on visits down that way (and finally realized that Spartanburg and Clemson/Seneca are not-all-that-close when you think you're almost there after a 9 hour drive!!). Set up some keywords for specific items you'd like to know more about and you'll get plugged into informative Q and A going back and forth. I see Greenville/Spartanburg pop up here quite a bit so I'm sure there's a REIA in your area. Good luck on your first offer!

- I do see where you addressed it above my post. Another question - if your YL do not have agency disclosures, etc., have you ever had a situation where you go to see a house, you are "switching hats" as you mention from investor to Realtor and you get pushback because the person who called (off your letter) feels like you did a bait and switch (i.e., maybe they called you because they thought you are NOT a Realtor).

As you know, I am considering studying for my license so I know nothing about disclosures at this point but assumed that if you are licensed and have hung your license with a broker, you must disclose that on all marketing. Maybe it's state specific?

@Dylan Grieve - congrats that's awesome - you started 5K lower that you first mentioned - so what made you pick that number and I'm curious - how did the back and forth go with it?
