I was at a workshop recently in the Baltimore area where it was emphasized that NO money should be paid up front to a contractor; you don't start paying until you see the progress of the work. The speaker said that 9 out of 10 contractors are not going to go for this - they will want a downpayment/retainer.

I'd like to know if anyone in the DMV area is successful with getting contractors to take their first draw after the work starts.

PM @Nicole A. - she may be able to give you advice in this area after just going through a LENGTHY evicition process in Baltimore County (my understanding is the city process would be 2x to 3x worse).

@Ned Carey -for reaching out almost a year ago when I was getting "teased" on a local REIA forum, which started me on BP and local Meetups, and for always being available to answer questions. Followed by @J Scott and @Tyrus Shivers for also providing advice and being generous with their time . . . and to @Terry Royce for staying on my case and keeping me accountable, especially when it's hard to stay the course.

Last shout out to @Jerry Puckett for doing my first YL campaign that I'm currently in and to the entire BP Nation. I know we were supposed to only mention one person per post (I think) but I can't help myself!

@John Lopes welcome to the wonderful RE site known as Bigger Pockets. Set up keyword searches and check out some local REIAs. Brian Beard (I believe) runs the Hagerstown REIA. There are also REIAs in Towson (Baltimore REIA), Owings Mills (MAREIA). . . .and Meetups as well. Google Baltimore/washington and The Real Deal Meetups. GREAT info that successful local investors attend and a good healthy newbie base learning there too and the Meetups I mention here are free.

Lived in the historic area of Frederick for 8 years. Miss that area up there by you.

@Sharad M. - what filters do you put into Craigslist to check rents? I know sometimes I will try to put in a specific address knowing darn well there are apt and other rentals in the area and very few to nothing will pop up and I'm thinking ?? I am probably missing a step. For example if I wanted to check rents in Laurel, MD - exactly what should I put in? thanks in advance for your assistance!

@Bryan L. - this is probably a stupid question but being a newbie I need to ask. How can someone flip a house at retail price - am I correct in assuming that means turnkey condition and just connecting to an end buyer? And one who is overpaying to cover the wholesale fee? I guess when I hear "flip" - I'm thinking something fixed up and then resold.
