Curious -is there a benchmark set by the IRS in terms of interest rate on property financing - for example could a seller agree to zero % for higher sale price perhaps . . then the loan is secured with the seller in first position - it's recorded, etc . . is there anything about doing a 0% interest rate on a recorded mortgage that is going to p*&^ off the IRS?

As someone who is seriously considering studying for her license this summer, I'd like to know exactly when that conversation about being an agent takes place (if it's not already disclosed on your marketing material) and overall what the response is when you move from the investor "pitch" to the "I can list it" talk.

Main reason I've been thinking about it lately is because I have been getting many calls from my YL who want retail price -- if legal, why not list and make $ that way - like someone mentioned here - to pay for my investor marketing?

@Henrietta Bright - welcome to BP! There is a wealth of FREE information here for you and your husband. There are many REIAs in the area as well as meetups. One I really like is the Baltimore Washington Meetup (in Columbia). You can Google that as well as -

The Real Deal Meetup (Arbutus)

MAREIA (Owings Mills)

Baltimore REIA (Towson area)

I'm sure there is something local to Bowie as well but others can chime in on that. There are a lot of investors that come from over your way to the BW Meetup.

I have some thoughts (and questions) on this but as I have yet to complete a "true" wholesale deal (which I feel involves an assignment of contract in my world), I don't feel I'm in a position to speak. I look forward to seeing what others may have to say.

- welcome to BP! There are a lot of DC/MD/VA members here with a pretty healthy B'more contingent represented. I would suggest attending some local REIA meetings and/or Meetups. You can Google any of the following -

Baltimore REIA (Towson/Timonium)

MAREIA (Owings Mills)

Baltimore/Washington Meetup (Columbia)

The Real Deal Meetup (Arbutus)

You have really jumped in with both feet which is admirable. I've been on this site about 11 months and sometimes I feel like I'm spinning my wheels but I know my time will come. There are a lot of willing people who are successful in this area who will freely share information - get out there, meet them and build some respectful relationships (successful almost always means BUSY), this website is a great resource to research those questions before you go to a live source (I'm sure you've figured that out already).

- back in 2012 my husband spent 6 months at the CR3 nuclear plant up the road from you doing project management as Duke determined what they were going to do with the plant. Lots of people commuted from Spring Hill to Crystal River. Welcome to BP!

How did you find and coordinate all your "boots on the ground" in various cities as I notice you are in Illinois and you got that property in FL - I'm assuming you have various properties in various states?
