@Nicole A. @Lisa Phillips Here you go Lisa- tenant drama story, excellent read. Nicole - I hope you get that final court date here within the next week. Glad to hear that the property under contract looks like it will go through - so essentially you are tag teaming these bums because isn't the one connected to the others (they moved in because your seller turned off the utilities,. right?). Since this other closing is taking months to happen, are you getting a bigger discount on the price? I hope you are getting something more out of the deal because I know this is already several months in!

setting your budget - Determine what you can afford to do for 6 months. Then do it.

-I feel your pain. Anywhere in the "metro DC" area on either side of the river is essentially prohibitively expensive for investing - the REAL investing where you are buying way below market. I believe there are deals to be had but they are hard to find and this area is competitive.

I think you'd do good in an area like Baltimore - it is competitive because the barrier to entry is lower than trying to invest in DC. Start attending Meetups and REIAs in the Baltimore area and start networking, get connected with people that know the city and get those proverbial "boots on the ground" that can help you even though you are probably 50 miles - but with traffic 2 hours! - away.

Believe me when I say that networking is where it's at. I am living it right now. If it wasn't for my finding the BP Nation last spring, it wouldn't be happening nearly as quickly (quickly, for me)- or at all.

Hang in there - just do NOT give up!!!

@Chenna Marri I used to teach in Germantown. As long as your rent is in line with what you can command on the open market, if you're not going section 8, you shouldn't have a problem. Be sure to account for ongoing expenses, etc. If you have been reading BP for any length of time then you know that rent is not just about covering your mortgage. I'd build in for a PM to manage it as well even if you don't use one at first. Good luck!
