We have a VA loan on our primary residence, thanks to Hubby's service in the Navy. The first thought that comes to mind is VA loans are assumable BUT the new buyer must be vetted through the VA first. Not sure how you will work this with a tenant buyer or wholesaling it.. I guess you could try to do it w/o informing the VA but they have due on sale clauses just like any other loan.
If you are able to do it, I would think you can add a lot of value by marketing the property to Veterans . . . as a loan assumed by another Vet restores the VA benefit back to the original loan loan (normally it's restored when the loan is refied OUT of a VA loan or sold). They (VA) just substitute benefit B for benefit A.

- I'm interested in the same as Jeffery Mark. I've been reading/lurking around BP since May of this year and attending local REIA meetings when I can. I purchased a tax lien in Baltimore's sale this June over the counter and I'm getting ready to decide whether to pursue foreclosure on it or not. Also, I'm saving cash to put toward a buy-and-hold.
As a teacher, I have a class I need to take this fall for my certification but I'm almost 100% mentally there in getting my RE license after that is completed. Simply for the MLS access initially. Your explanation of how you handle the licensee part with your potential sellers is reassuring.
My question (and I'm sure its different for different brokerages) is how you hang you license and what is required in terms of commissions to your brokerage (I'm not sure if I'm using the correct terms here but I think you get my jist). Obviously an MLS listing will result in your commission to your broker but how is the non-MLS sale handled on their part?

This is the stuff that makes me wonder if I should start filing for foreclosure on the tax lien bought or not. Squatters can sue and win. Scares me even though I know there is risk in this business.

- welcome to BP. You will find a lot of MD/VA/DC investors on this board with a good concentration in Baltimore. If @Ned Carey starts doing classes, let me know because I will definitely sign up! He's a great resource (among many others here on BP). I was spoiled being able to absorb so much this summer on BP after discovering it in late May, right when my school year was ending (I'm a teacher). Now I'm back working and it's interfering with my BP studies!!!

- how do the prefabs ("modular") today compare to the past in regards to resale value? I've heard that if one can determine a house is a prefab and not a stickbuilt it will greatly reduce resale value if all the comps are stick built. Is this true?

@Tim Fitchet - welcome to BP. There are several local REIAs in the metro DC/Baltimore area - don't know if you are aware of them or not. I'm slowly but surely working on a YL campaign (have to self-do to save $$) that hopefully will bring in some potentials . . .that hopefully at least one will be a deal. I will be looking to partner up with someone with experience in the rehabbing side as that is not my forte. The local REIA meetings are a good way to network. You will learn a lot by reading and participating in the boards here.
