So my parents inherited a co-op in Brooklyn ny. Where me and my gf are gonna move in once rehabbed.


current value- 315k fully paid off 

Rehab- gonna cost me 20k since I’m doing it all myself 

Post rehab value - 345-350k


  1. the hoa that I will be paying is about 600 a month. My idea is to get is assessed to a exact number and get a written document stating that and then down the line once sold I make the difference in appreciation since I’m laying out the 20k rehab. Is this beneficial to me? Any other strategy’s that will better benefit me?

I'm a mutual fund investor and have only invested post recession. I'm trying to protect the assets I have in my brokerage account now. What would u guys Recomemded me to invest in that will help me during another recession.

Ur saying theirs also a lender insurance that he failed to mention?

@Michael Cohen I was told I can get 3.6 percent compared to fha which would around 4.0

@Adam Zacharski when is the next Nassau county tax lien sale ? I googled it but can't seem to find much info. I'm very interested in tax lien I would love to just attend the auction and observe. Have u had success in Nassau county?

I spoke with a td lender and he's telling me he can get me a mortgage for 3% down and pay no mortgage insurance.

He said theirs no owner occupant issues has any body ever get offered sumthing better then a fha or is their stuff he's not telling me

I got my funds and goals in order , I want for a 2-3 family in New Jersey or staten island using fha loan.

My question is how do I get pre qualified ,because I don't want a hard inquiry on my credit yet cause I haven't looked at property's yet but I do want to see how much I can get loaned. 

1. Can I talk with lender in NYC even though I plan on buying in Jersey.?

2. I use td bank so can I just go in and tell them what I'm looking to do?

3. How do I qualify for the fha part of the loan ?

I'm looking for any knowledge on the early stages of the process

I would like a answer to this also since I wanna start looking but gotta wait for November for 2 years of steady work history
