Hi! Didn't expect to find another Moses Lake investor (so soon)! Duplex is in Walla Walla, SFH in Moses.
Would like to grow my portfolio in Moses, keeping assets close and all... I'm currently analyzing financials for many of the multi's in town. Of course, prices are high, rents are low, and almost all owned by same seller (whom owns them outright and seems to keep rents below market... probably depressing the market a bit).
I spent the other day driving to look at properties, I'm a little spooked by all of the new apartments being built! I don't know exactly when/how those will impact supply, but it has me thinking maybe to focus on 3br's for now (assuming 2br and 1br will be bloated and rents suppressed for awhile).
Are there any local groups or meetups you can recommend in Moses Lake? Would love to meet more like-minded investors in the area... and potential partners for largerdeals down the road.
The MFH market has been stagnant here for awhile and the ones that have sold I don't know how they could even generate a profit.
I haven't heard of any meetups here but there is one that meets in Tri-cities regularly and one I've got an email to in Yakima.

Had a guy at a meetup a couple years ago touting the old Air Force base there as an 'emerging market'. He was going to buy tracts of base housing to meet demand for the new car manufacturer that was coming to town or something. That's what made me think of Moses Lake. I stand corrected!
SGL carbon fiber and Mutsubishi/Aerotek brought a ton of people to the area and we were stretched thin. There have been huge apartment complexes built that have tempered demand. The port and economic development council have really been pushing hard to bring in more industries to the airport. The port also recently announced the land between the airport and highway 17 is available to develop on. Demand will still be there but it has softened up in the rental market recently.

I never pictured Entiat as an investment area. The explosive growth in Wenatchee and even Chelan, Entiat is a good place to be and not have the higher prices of the other two locales.

Like @Czarina Harris has said the rate is a bit low. We are having many around 5 years and 6% for vacant land.
As for the Dodd-Frank I don't believe that has any barring on seller financed vacant land transaction.
