Land contract all the way. Use a real estate lawyer to draft up the contract and you can use a title company to finish off the title and act as escrow for payments.

If the buyer can't pay you are entitled to taking the property back and keeping the money paid for the land. You can turn around and try it again.

Ellensburg has been a great rental market for us. Seeing the numbers are so far apart it might be better to sell unless you have the capital to right the ship. 

I would get with a lender and see actual numbers on what the situation really is and then reconsider options.

All those areas you are looking to invest in are great locations. Run some numbers using the BP calculator on properties you like to see if they are deals that could work out for you. Don't be afraid to ask questions because this community is a wealth of knowledge and you'll find someone out there who has gone through a similar situation.

Chelan has amazing winter opportunities and we are seeing people rent year-round there.

Here in the Columbia Basin in Moses Lake, Quincy, Ephrata we are seeing a huge increase in price and activity over last year. I've been watching the multi-family and vacation rentals here in the area and they are getting very expensive for the vacancy rate.

Another place to look is Crescent Bar there are some opportunities there but again the prices are begining to get a bit hot.

Hello all,

There are some locations I'd like to build a duplex and house hack and move from my current location and rent my SFH. I am also looking to partner with my parents on the deal. This will be done in Washington State.

Has anyone done something similar and are there pitfalls to look out for on a construction loan structured like this?
