Huntsville is one of the best markets in the country in my opinion. I have had great success there over the past year or so. I could not recommend it more!

I have to agree with whoever mentioned Huntsville, Alabama! Huge NASA space station, enormous army base, major government contractors, and associated businesses in the aerospace industry are centered here. Business is booming and so is the real estate market. Prices have been appreciating and rents are starting too as well. They blew away the projected population growth numbers and are now the biggest city in Alabama. Low property taxes and being a landlord friendly state only help their case even more. I've been very happy with my decision to invest there!

@Tim Windhorst I just had a $350 water bill on my duplex in Huntsville and it was a bad master valve on one of the toilets. It was running nonstop and the tenant didn’t realize or care. The weather has been very cold down there recently as well, so there could be a burst pipe somewhere as well.

Yes I'm buying 2-3 properties a month and factoring on 5-10% decrease on ARV when I'm analyzing comps to be safe. Hope that helps

@Frank J contreras mostly single families and duplexes. The larger multi families are priced out of control right now. Even the sellers we contact off market have them valued too high. We’re usually able to get substantial discounts by marketing direct to seller.

@Lane Kawaoka We market direct to seller so we are usually able to buy at a substantial discount so the numbers usually work. We currently have 11 doors we’ve bought this year. If you’re talking about buying retail on market, then you’re correct that most of these properties in hsv won’t cash flow.

Congrats on getting started! In my opinion, trying to find solid investment properties through buyers agents is an antiquated strategy and is not particularly effective in todays market, even with things starting to slow down. We buy all of our OOS investment properties off-market through our direct to seller marketing systems. Let me know if I can help at all.

I'm in NY as well and have been investing in Northern Alabama, mainly around Huntsville with great success. We are able to buy our properties off-market through our marketing systems we have implemented. Let me know if I can help in any way!
