@Andrew Reyes Stony Brook is a wonderful community. You can easily rent to a student, nurse, or doctor who will pay rent reliably snd hardly ever be there. There are also student housing opportunities depending on the property. My mother has actually worked there for 25 years and loves the area.

@Joseph Piazza Great idea to afford home ownership out here on the island! I do it with my current home and it works out pretty great!! One of the keys is working with someone who knows where the pockets with reasonable taxes are like I do. Suffolk is absolutely more likely to make sense than Nassau. I work and invest out here all the time. Would love to talk.

@Asim Sheikh B neighborhoods are definitely tough to cash flow in. C and D you can do very well. Are you open to Brentwood/Central Islip type areas?

@Dennis Hajan Yes you're correct about all that. However, you could also get 2 cheaper properties that add up to more than your current homes sales price.

@Dennis Hajan Hey Dennis congrats on having a great investment property! Sounds like you've done very well with this house. Have you thought about selling through a 1031 exchange to avoid paying the taxes?
