    Howdy

    I have a local lender that is set up to do conventional mortgages.

    For a $60k to $65k  purchase you are looking at 20% down = $12k ish plus $4k to $5k in pre paids and closing costs. Total of about $16k to $17k out of pocket.

    I BELIEVE INKSTER CITY IS ABOUT A YEAR INTO THE BEGINNING OF IT'S REBOUND. MY COMPANY HAS BEEN BUYING IN INKSTER AND METRO DETROIT FOR THE LAST 4 YEARS AND PRICES ARE RISING AND EACH YEAR THEY'RE RISING AT A FASTER AND FASTER RATE AS INVENTORY IS GETTING SLIMMER. MY COMPANY IS PURCHASING PROPERTIES DIRECTLY FROM THE CITY OF INKSTER. WERE INVOLVED IN THEIR NEIGHBORHOOD STABILIZATION PROGRAM WHICH ALLOWS A FEW QUALIFIED DEVELOPERS TO PURCHASE DIRECTLY FROM THE CITY. THE CITY IS TAKING PROPERTIES BACK FROM THE LOCAL COUNTY PRIOR TO THEM GOING TO AUCTION.     If I only had pockets big enough to do that.

    There's a couple local lenders that can loan on these.

    Typically 20% down and about $4k or so in Pre paids and closing costs.

    Ends up being around $16k to $17k out of pocket, on a $60k to $65k purchase.

    I could potentially lend back on the properties, maybe half of the out of pocket costs?

    Always open for creativity, to help make it work.

        I have a large portfolio of performing rental properties and I'm looking for private lenders that are interested in long term loans with monthly payments.         Howdy

        Have you considered turning your home into your first rental and then buying another home to occupy?

        You've lived there almost two years so getting another fha loan shouldn't be an issue, less expensive for the down, etc.. 

        I'd run the numbers on you're own home and see what kind of a return you would get and then make that the benchmark when looking at other opportunities on the market. Just make sure you factor in all of the same expenses when figuring out your ROI. The market here is tough to get much of a return out right now.

        I do agree they do the same work for each property and then comes along the smart investor that saves by only paying one closing cost instead of 10 or however many are in the package

        Here's an interesting fact.

        I've bough and sold close to 900 properties in my 18 years of doing real estate and I've only used my title policy twice.

        Once for a $2,500 issue and another time for a $10k Issue, both errors were on the title company. 900 houses times a conservative $400 per policy =  $360,000. Holly Heck that's the first time i've thought about it and ran the numbers.  Yep it's a racket.

        Think of it this way - You hire a title company and pay them to ensure the title is clean and then we're basically forced to buy an owner's title policy from the title company to insure us against any thing that "comes up" in the future and or any Mistakes they made.

        One important thing to do Joe is to make sure you have separate PTA's (Property Transfer Affidavit's) for each property and also make sure that you put the appropriate purchase amount for each property on each individual PTA.

        Last thing, make sure you get Final Water Meter Reads. With the city of Inkster they don't allow the water bill to be in the tenants name like Detroit and other cities. So you would be stuck with any lingering water bill as they are attached to the house.
