So, my wife and I house hacked a 2 family a few years ago in Massachusetts. We have enough equity now to purchase another property. We are considering long-distance investing for Airbnb or for a regular rental. Does anyone work in the Nashville area? Any realtors who work with out of town investors on here? Any PMs in Nashville?
If not, Nashville I am open to other markets.

@Jaysen Medhurst Huge win last night. Anyways, my mortgage broker told me I have to refi to eliminate PMI on my FHA loan. He said its for the life of my loan. I would easily just pay for an appraisal if I could to eliminate PMI.

@Jaysen Medhurst I do want to eliminate PMI, but with interest rates no longer at 4, I am wondering if it makes sense to refi. If my total monthly payment is still around the same. Rather than paying PMI, I would just be paying a higher interest rate.

I am looking to refinance to maximize the amount of cash I can pull out of my house.
I owe about $380,000 and it should appraise at around $525,000.
What is my best option to pull cash out? I do have PMI(FHA loan) of $270 and my interest rate is at 4%.
