It's masters weekend! I won't be around.  However, if anyone wants to meet up during the week I am free.

I need to install a W and D in a 1 bed rental just south of Boston, in Weymouth.  There isn't a great space for it, so it has to be on the smaller size.  Does anyone have any recommendations?  Has anyone used ventless?  My current tenants are moving out so this is a great opportunity to do the work.  The biggest complaint I received last time I showed it was it did not have a W and D. 

I am debating if it is going to be worth adding one or not.  It would require a fair amount work with bringing water over, adding the drain and converting the closet.

Have you considered Tampa at all?

I agree, but then I hear everyone saying if it cash flows buy it!  Any you can't time the market, don't keep waiting, etc.  And, what if the top isn't for another year? 2 years? Or what if it crashes next month?

I have a HELOC of just under $100,000. I am just not sure what to do next. Currently I house hacked a two family that I just finished fixing up. The rent covers about 65% of my mortgage. My wife and I both have very stable and good W2 jobs, but I need out of the rat race. I have no idea what to do next. My options are find a flip around me, buy and hold around me or out of state. Problem is I live just south of Boston and everything is $$$$$. I would like to find a flip, I already have a partner who can GC it, just need to find the deal! But, then I think is a flip in this market climate appropriate? and should I just buy and hold for cash flow? Lol Analysis Paralysis!

@J Scott Given your opinion on where the economy is and where it is headed, what do you recommend to do now?  Buy and hold?  Flip?

Also, Do you believe some cities will be insulated from an economic downturn?  Such as, Boston?  I live and invest near Boston now, but I am considering investing out of town.
