Hey, this is a shot in the dark but my Dad needs some help and I am not sure how to help him. 

So my Dad lives in Indiana, where he and my step mom saved up their entire lives to build their dream home/bed in breakfast. It is a castle

During construction the contractors did not know what they were doing and built it wrong. This caused extensive internal damage to the walls/interior because apparently for years water was leaking into the walls and rotting everything out. Well, after an almost 2 year legal battle they were finally rewarded an insurance payout to fix the damage. 

The biggest issue that he is having now is getting a contractor to do the work for a decent price. As you can imagine any contractor who sees a family living in a giant castle assumes that they have money and tends to hike up the prices. The biggest issue that he is running in to right now is that all of these contractors are giving him price tags significantly higher than what the insurance paid out, but refusing to itemize any of the expenses. One even said that it would cost around 60k for transportation fees over a 6 month period when my Dad offered to let them stay in the castle for free while they worked. 

I totally understand that it is going to be an expensive operation, that is a given from the extent of the damage. However, I am really just looking for a contractor who has some experience with fake rock (thats what the walls are) and is willing to itemize the list and give a fair price. I def could of elaborated more on that haha. USAA is still great insurance up here, they just tend to be more expensive than other providers for the same amount of coverage

COHO financial will beat out Country all day. It's two main people, Mike and CJ used to work Country and left to form their own. Give CoHo a try. I used to have Country with Lindsey Briley but could never get anyone on the phone. Coho has cheaper prices and better people. Tell them I sent you! I have done a lot of business with them, no regrets ever.

Welcome Brent and wife whose name was not mentioned! I too am a small time investor. Own 3 4 plexes and I manage around 40ish apartments too as a side job, I know...side job... I still have a full time job. Would love to meet up sometime. I am an agent, but I dont buy/sell houses although I could point u in the direction of some good realtor investors, lenders, etc. Having the worst time with contractors though so if you have those let me know haha.

There are a couple meetups that run around here. REX (real estate exchange) is a mix of all things real estate. They seem to do a lot more with flips, small multifamilies etc. 

Landlords Almanac is hosted by Real Property Managment and is more geared towards long term buy and hold investors.

Hey Chris, I am also Chris so this wont get confusing at all. Its a decent place to invest, though not that many obvious deals around. Main places I have seen at least that will cashflow are Mountain View/Fairview areas but there are sone others. I have properties in Mountain View and dont ever have issues with them. I also invest on the outskirts of Mountain View and not central Mountain View where it gets a lot of its bad rap. 

Eagle River is nice, mainly for sfr and some multi. You will get a lot of military families there. Keep an eye out and you will find some deals. If u want any advice with lenders, agents, etc just let me know! Only been here a little over a year but ive picked up 3 fourplexes so far and dont plan on stopping anytime soon haha.

Brandy and Jordan Pennington with Dwell Realty. Never sold with them but I mentioned I may want to sell a 4plex once and they had two people interested in a week without even listing it for well above what I paid for it 6 months prior. Used them for our purchases and they have been great. Very responsive. I have texted at 2am and gotten responses. Not sure if they ever sleep tbh....Def worth checking them out. I know they move a lot of houses.

Are u owner occupying or 25% down? If the latter I would recommend going more than 4 units. A lot of the 4plexes, at least in anchorage/matsu are overpriced. u could get 6+ for the same price. 

Wasilla has had good growth, but I feel it's been over developed. Possibly just my opinion though.
