Have you looked at websites like auction.com? I haven't bought any properties there yet (still watching and learning) but it's another resource for auction properties. Anyone have any experience with the online sites?

Hi. It's the same company as MyHousedeals.com and the same private lender leads. The difference is with my house deals, besides the private lender contacts you can get early access to house deals available from wholesalers and motivated sellers if you are a paying member ($297/yr or monthly and if paid yearly you get that back after your 1st deal thru them). We joined myhousedeals about a month ago. I've also see the owner of the sites on here before. We are getting our first deal together and will be contacting some of the people on the site for private money. I'll keep you posted.

I contacted funding for flipping and David Wadman there told me the following when I asked what their fee was because otherwise at 0% how do they make money? His response was
"We charge a one-time fee for the 12 months. This fee goes on the back end of the lines once we have met the guaranteed minimum we have contracted with you. This includes 2 rounds of funding at 0% interest and 12 months of consultation. The underwriter bases your fee off of how much you qualify for, your credit score and history." He also told me that after 8 months we can transfer the line into the business name. We're a new LLC so this can help us with funds to get started and be ableto building a credit history for the company.
Has anyone used them yet?
