Thank you for the great advice. As a newbie hearing what has worked for people and what they would do differently is invaluable advice and very much appreciated. It's why I love the BP community!! I can't wait to be able to some day pay it forward too.

Congratulations!! It's great to hear a success story especially a first time success. Your hard work paid off and your attitude about paying it forward helping others is inspiring. That's what I love about the BP community!! As a newbie myself I have not had my own 1st success story but I'm working on it. How did you put together your Buyers list?
Thanks @Steve Haight Nice to meet you too :-) What is raw land investing? How long have you been doing it and why do you like raw land vs real property?

Hi Gina. I live about 20 min NW of Philadelphia. I'm new to investing but have been looking at some pre-foreclosurer/foreclosed properties in and around the Philly /Montgomery County area to fix/flip an rehab to rent. I work in midtown Manhattan. I'd love to talk to you and maybe I could be your feet in the ground for Philly. I am about to take my PA real estate license as well and have access to the MLS thru a friend of mine I've been helping out as an assistant. Eventually I would like to make investing my full time career.
I'm in NYC today if you want to meet for coffee.
Have a good day,
Christina

Hi Eric. I live in Pennsylvania and am new to investing. I've been looking at a couple of pre-foreclosurers/foreclosures to fix and flip but I don't know what to do to get started. Can I set up a time to talk to you about your new investor programs?
Thanks!
Christina

Hi @Mark Kenny . I live NW of Philly and I'm about to take my PA license exam. I've been working with a friend who is an agent at Coldwell Banker and have access to MLS and once I pass I will hang my license there too most likely. I'm new to investing and deciding on wholesaling or foreclosure fix and flips. I'd love to talk to you sometime. I will be in Long Island Monday and Wednesday next week (Uniondale) for meetings and in Manhattan today. Maybe we could meet for coffee and see if there is a way we can work together.
Have a good day
Christina

Hi Kristen. Welcome to BP and Investing!! I am also new to investing and learning about wholesaling, as I am about to take my PA real estate license test. I live near King of Prussia but grew up spending my summers working and playing in Wildwood Crest and Cape May. I love it down there!! I would love to network with you the others from the area as we start on our paths of investing and maybe we could partner on opportunities in the future.

Good luck. I've worked in Allentown for the last couple of years and have seen the changes to the downtown area. I've been considering looking into the Lehigh Valley area for investing too once I start. I see huge potential with all the changes. I wish i could've started sooner there. :-) If there is anything I can do to help you let me know. I'm also in the process of getting my real estate license.

Congratulations!! Thank you for your top 10. As a newbie who hasn't talked to a HML yet this is very helpful. Good luck on your continued success.
Good morning. Thank you Brian. I appreciate your message. I really want to make this move for my family's future and I know learning from the best will help me reach my goals. I've already learned so much since I've joined the BP community and I'm amazed at how open everyone is to genuinely wanting to offer advice, suggestions and help each other.
Have a wonderful day,
Christina
